I would figure in the cost of a kitchen renovation.

I love the light from the windows but not the design or cleaning maintenance of them. Not DIY for me. There’s so little on the market, though. It will sell for a good price.

Street parking is an issue with the Hearst pool nearby.

I’m guessing $2.3 despite the kitchen and unfortunate mixture of styles. It’s mostly lovely and an extremely desirable location. People here throw millions around like it’s nothing, so someone will buy it and remodel the kitchen with custom cabinets and an Italian stove before they move in.
