Yes, you’ll be able to get a pretty penny from a developer, for a while, anyway. The first one that gets sold and converted, sure. But then when the neighbors want to sell, they sure as hell aren’t going to get what they could have previously as a SFH. If you were buying a house, would you pay the same to buy a house next door to a rental triplex?

Maybe then a developer offers you market value, and now there are six rental units. Any guesses as to the value of property on the street now? Or even down the street as traffic increases? As schools get more crowded? If it happens it will spread like a cancer. When this fails miserably and spectacularly the YIMBYs will just look around and say WELL AT LEAST WE TRIED, and then pat themselves on the back as wealth flees the county. A stupid idea is still an idea, I guess.

The opponents call it a power grab, but I think that sane people would say it's just a restoration of the balance. Not sure about anyone else, but I don't recall getting to vote on Thrive 2050, the plan pushed through by the county council and the now resigned (for ethics violations) planning board. If the YIMBYs think that it's so good, what's wrong with putting some light on the process? What are they trying to hide? Why did they ignore the recommendations of their own consultants?
