Most inspectors will not list this on an inspection unless it is super noticeable.
Signed someone who found out their house needed repointing only after moving in.

Figure $20 a sq. ft. So 20 ft wide, 25 ft high would be $10K. I think they charge extra if they need more scaffolding.

Out of curiosity, what is the repointing cost for just the front face of a basic 2 story DC rowhouse?

We used Renaissance Development years ago and were really happy with the work they did. It is not cheap. They had a price per square foot of wall.
I know others who have used Bricklands and were happy with them as well. I got quotes from both and they were within $500 of each other.

These responses are funny. Yes, repointing is wildly expensive. Yes, the OP knows that. She’s asking (unclearly) whether she ought to go ahead and list the brick townhouse she wants to sell without repointing, and hope the buyer doesn’t notice.
The buyer will almost certainly be told by an inspector that the house needs repointing. Depending on how bad the situation is, buyer may pass on the house or offer less. It’s really up to you whether you want to tackle the expense and hassle yourself or pass it on the the buyer. Unless the house is falling down or leaking, there are probably people who will buy the house and assume it’s a job for another day.

Can anyone recommend a decent Mason for this? Last quote I got was years ago, and the guy basically wanted a blank check. Wouldn’t even leave an estimate for a small 1940s house. Seems like most of the other guys I get in search hits just do chimneys or brick paths/retaining walls.

What is the going rate for chimney repointing? We had ours done by a family friend for $900 per chimney when we bought our house this year. He did a very good job (color matched the mortar, etc.).

Very labor intensive and it's an art that requires more than skill and experience.

Repointing is expensive because it’s a major job which absolutely needs to me done by a skilled mason

Hello, the brick on a townhouse needs to be repointed and the prices are really high. Should I just list and hope the buyers will not factor it into the price?
