Nothing has sold for $350K in Twinbrook for years. We stole something there for $360K and that was five years ago and it was a mess, but would have been bid way up if they had waited for other offers. There have also been sales for over $500K although that’s not happening anymore in the past few months.

Yes it is new. Saw it when it was being built from the ground up.

They over improved it for the area, especially for the street. The comps absolutely will NOT support a price even remotely close to $1M. You would need an all-cash buyer, and all-cash is not looking in this neighborhood. It is a solidly working class neighborhood, that likely wants to remain that way (nothing wrong with that).

Max this house will sell for is $650K. Maybe in Q1 it would have sold for $700K, maybe.

Oh even the back is terrible. No idea. Just an awful house all around from the floors to the tile to the door to nowhere in back. Maybe when the market hotter but I can't imagine this going for that price now.
