For me personally, it needs to be close enough for an easy weekend trip, so that it gets enough use without feeling obligated to spend longer vacations there.
Also, the beauty of having a place is being able to leave all your stuff there, and not having to pack.
We shied away from Rehoboth because it really isn't close enough for an "easy" weekend trip. It sure isn't an "easy" every weekend trip. No friggin way.

I like all the houses for different reasons. It is tough with kids and activities. We like to ski and the beach. In addition to these weekend or long weekend trips we take do take a weekly vacation to somewhere else. I think after years of renting houses that weren't that nice for the price, we just decided to "invest" in homes in places we knew we would like to go back to locally. We have looked at Bethany, Greene County, VA, Cape Charles, Charlottesville, and Charleston, SC.

Do you think it will be beachfront property in a few decades?
