Maybe it goes without saying, but call and get the switch documented well in advance. They can log it into the system ahead of time.

Had someone wait to have water switched to their name on a Friday before a long weekend, and it was turned off until the next week. South of DC.

This should be in the term of your rent-back agreements. But generally I would say utilities in your name the day you get physical access.

Your agent should also be able to give you guidance on this.

I think if there's a rentback, it should occur the day you take possession.

But again, your agent can give guidance and/or discuss with the sellers agent so you can coordinate.

The day of closing unless sellers renting back in which case the day the rent back ends. FYI set this all up in advance, it can take a while to get through to the utility companies.

If you are the buyer and you are doing a "rentback", do you start utilities in your name the last day the seller had occupancy or the first day you could legally enter the home?
