We lived in a house where the fourth bedroom had been removed. The space along the hallway was made into a laundry space (folding doors open to front loading appliances with shelves above). The space along the outside wall connected to the master bedroom, so it was made into a huge walk-in closet. It was amazing and I know I will never have such a large closet again.

You’re adding a second floor to a ranch style house? If so, how many bedrooms would remain on the first floor? If at least 1, I’d add three plus laundry to second floor. If you’re eliminating all bedrooms from the first level, I’d add 4 bedrooms total for the home. Laundry on main or basement levels. I’m assuming if you’re adding bedrooms over a ranch style house, the new bedroom sizes and storage should be generous (because you’re doubling the footprint of your home). If not, reconsider your floor plan.

Wrong. Considering renovations suck on ROI compared to building new, you want as many bedrooms as possible

Unless you have or are planning to have 3 kids, 3 bedrooms and laundry. No one wants guests staying on the same floor as themselves, you need separation! Hopefully there is a bedroom on the main floor for guests, or in the basent

We have a basic closet with stacked washer/dryer on our second level. It's awesome and takes up very little space. In our case, its accessed through the master bathroom.

How big are the other bedrooms? If they are small, I might use the extra square footage to make them bigger. It kind of depends on how you use your space. Are you doing this addition for kids' bedroom space? Are you changing the first floor at all as a result of the expansion? Where is the laundry right now? If the laundry is already on the first floor (and not in the basement), I would be tempted to leave it there and expand the rooms upstairs. A 9x9 room is small as a 4th room upstairs. Can you make office space downstairs (maybe out of a bedroom that was there)? How many children do you have and do you really need a "nursery"?
