Open floor plan, unappealing though I appreciate the decor.

Is basement an ADU and/or a completely separate entrance? If so, it seems that leaves only 1 bath for rest of hours which is also unappealing.

17 days and still on the market. No powder room on first floor, one bedroom is 8x7, the garage is too small to fit a normal sedan. Wonder how long it will sit before they lower the price.

I think there’s a balance that some don’t strike quite right on amount of renovations and price. Being at an intersection on a busy road is kind of meh but otherwise it looks great. At a lower price point (and perhaps less renovations accordingly), there would be a lot of buyers excited — thrilled even — about a 3 br TH in NW and it would feel like a fair trade off = happy buyer. At this price, though, you have to look around and see that there are other options in say, the close inner burbs, for 200000-300000 or maybe more less and maybe quieter location, better lot, etc. I think for a lot of potential buyers for whom the entry point for even a 3 br townhouse is a stretch, it could be hard to choose this house (if could even afford it). I don’t mind the orange counter and gold(?) tile, but I don’t want to pay for it. So the buyer pool at this price is more limited.

As do I. 3800 Reno is on a similarly busy stretch of road but also isn't as close to other amenities as the one to its north. The lot also is a peculiar shape, and there's no protection from the noise of Reno (which you can see from the back patio because the house is so weirdly shaped).

I think they're both perfectly close to amenities. They're both half a mile to a metro station (Tenleytown vs Cleveland Park) as well as the Targets and other retail that are near those metros.

It's a pretty good location but for being right on Reno. Reno is so busy and people fly up that section of it.

3800 reno is a Single family house, and this one is a townhouse

If it weren't right on Reno, it would have sold quickly. That's a pretty good location in terms of Metro accessibility and retail, you have your choice between two areas (Van Ness and Tenley).

Ok, I know this is off topic, but, I keep hearing comments about the view from the kitchen sink and I’m really fascinated that it seems so many people actually wash dishes without looking at them. I mean, maybe I’m doing it wrong, but I almost always have my head down most of the time scrubbing away and checking to see if they’re clean and rinsed. The counter is fine - talk about an easy fix if you don't like it. I have a problem with the sink location - staring at a tiled wall while I wash dishes would give me a headache. But the biggest issue I see is the location, on Reno at a busy intersection. I know people will come on here and say "it's not a busy intersection no big deal...", but it IS an intersection and Reno is a busy road in general.

It's less the orange countertop than the fact that this is a small house on a busy road (which isn't a huge dealbreaker for me personally but I know a lot of people here think anything busier than a cul-de-sac is basically living on the Beltway). There also doesn't seem to be a bathroom on the main level, which is another turn-off.
