? If you went in with the expectation that all you wanted was shelter, surely you can't be disappointed, silly! And unless you're buying a single room, 60K seems to be a typo.

Deutsche Bank predicted a major recession in 2023, and other financial institutions whose job it is to predict the future said there would be a much milder event. Whatever it is, with rising interest rates and out-of-control inflation, I don't think you'll see a 2022 real estate purchase in the DC area appreciate as fast as you want.

It's a mindset: if you're sure you hate it, you'll hate it, probably forever. Find ways to at least like it; presumably you liked it enough to put an offer in. Find that ember and fan it.
