Underpricing for bidding wars. It's a way to get attention. We all know it's going to sell around 1.4

I'd say at least 1.6

Definitely. Lot size is decent, location is great. It's walking distance to Glyndon Park, Starbucks, etc. Only downside I see is that it's zoned for Vienna Elementary. Vienna is a good school, my kid goes there. But have to cross Maple. We have some friends that do it, but they say it is a pain.

I hear you. My kid is a walker and maple Ave would give me pause. That said, it's a great location, just be willing to drop off, or for people out of elementary.

Walk south towards W&OD trail and use the trail just to cross. It's not bad.

I get pricing for a bidding war, but this is truly ridiculous. Especially the description saying LOW PRICE and BARGAIN!

I think it is a bizarre strategy. Coupled with a whopping 6 photos, makes it seem like something is wrong with it, prompting questions like "what's the deal with this house"?

It's interesting to see how the strategy pays out. I'm still thinking 1.4.; Time will tell. From post above, seller is the agent so not sure how he will handle negotiation.

Yeah we'll see. I wish we can buy homes like these for 1.1 still..

Some posters ( not me ) feel very strongly that in one year this house would be worth 1.1.

Saw it today. Owner is the listing agent. Very unprofessional showing practices, as they allowed multiple showings at the same times, which meant it had the feel and traffic of an open house, but nobody was in charge. Just loads of people milling around inside and out. The house itself is gorgeous and the location is phenomenal. The only odd thing is that the basement was completely unfinished, and we saw some black/fuzzy/suspicious (mold?) on the inside perimeter + quite a bit of water marking on the walk up stairs. Didn’t smell damp though. It’s a nice house.

Tax valuation is $1.3m so it’s underpriced by at least $200k. Even if the asking price was $1.3m, it should sell for at least $1.4m.

2 days on Redfin and 252 favorites. You realize this place is priced for a bidding war? They know they're going to get one.
