At least it looks like it has a newer HVAC system and they claim slate is well maintained and house in excellent condition. This is a buy!

I like the textured ceiling and the chevron hardwoods. Don’t love the kitchen, could be improved with some cosmetic updates. Only 3bd but you could probably add a bedroom in the basement. I think OP is right, 1.5ish

There are some nice original details in the house that I like, some are just tired. The kitchen is cluttered and tight but not such a disaster that you can't live with it for awhile. The backyard looks less than desirable with that steep slope. I also don't care for the red painted brick. None of these are deal-breakers. The only deal breaker for me is that it's only 3 bedrooms.

I think this will go for $1.6M.

Nope. Just not as nitpicky. I also don’t love the kitchen, but I could live with it a good long time. The carpet really is my only current concern.

What do we think this will go for? I think if you see past some of the awful awful choices of wall color and the basement carpet especially there is potential. Not another 300k over ask property though imo - maybe $1.5?
