What do you think the owners got? It went pending so quick! Could it be more than $2.3 million? This was a comp from last year that went for $2.2 million: https://www.redfin.com/DC/Washington/2850-28th-St-NW-20008/home/9987691?600390594=copy_variant&231528114=control&utm_source=ios_share&utm_medium=share&utm_nooverride=1&utm_content=link&utm_campaign=share_sheet

The comp looks to have a similar style/footprint, but was MUCH more recently updated with a high end renovation. What a difference a year makes. The current owners couldn’t sell it for 1.7M in 2020!

Being semi detached adds so much light. There will be someone who will go to $2 million in blink of eye. Escalation clauses- looking at $2,025- $2,050 million

it is small, not even a separate dining area or family room.

where does it say that?

Look at the floorplan. There's a primary bedroom, with 2 other bedrooms on the same floor, and only one bathroom that is not connected to the primary bedroom. They should have made the tiny front bedroom into a bath.

Ah I see it now. It would be one thing if the bathroom was at least next to the bedroom but it's across the other side of that floor.

I agree with you. It’s not really an ideal master bedroom for this price without an ensuite bath. Id convert the adjoining bedroom or walk in closet into a master bathroom. I think it’s priced right given the craziness right now. I think it settles at $1.8-$1.85 million.

Ok yes now I see it. This must be why it didn’t sell in 2020… looks like it was listed previously. I think in this market it will definitely sell and agree with the 1.8+ price.

I think the stove is actually one of those nice convection stoves, not an electric one.’

Here’s a comp from last year: https://www.redfin.com/DC/Washington/2630-Garfield-St-NW-20008/home/9987357?600390594=copy_variant&231528114=control&utm_source=ios_share&utm_medium=share&utm_nooverride=1&utm_content=link&utm_campaign=share_sheet

This new one is nicer (although maybe a bit smaller?). And the market has advanced 10-15%. I think it will go for $2.1 million.

I love my house so much, but this house is gorgeous! I'm actually a little jealous. The only thing I don't care for is the stove. I would say $1.895M

Final price predictions on this one? We are hoping to find something for less than $1.9m so this could cut it close. Loving the European kitchen style in this one and especially the location. Any input on this neighborhood for families with elementary school kids?
