When I was buying years ago with a $500k max I didn’t wait for open houses.

The way we got our home was to aggressively put in an offer with few contingencies the day it listed, under the condition that the open house was cancelled. It worked and we got it.

Do not wait. And be prepared to lose out even if you move quickly. Guard your heart.

Yeah I know. But just the fact that it was on the market was something. I fully expected the sale price to be over a million. Feels like getting a house in this neighborhood is like a sick reverse lottery where if you win, you have to pay them $1M+

No. Open houses get canceled all the time because the house is under contract already. Go tonight.

Nope. If you really want the house, don't. Try to get the first available appointment, if there is any left, and make a very good offer that day. Lots of people are making exploding offers, trying to convince sellers to not go through with the open house, and many are succeeding at that...

There's a place in close-in with excellent schools under a million. Stuck in meetings all day. Can I wait for open house this weekend or is the market crazy? And no I'm not posting the link
