About 100k for something simple if your attic has some of the features already( windows, stairs, right joists etc).

I was quoted 70k for this 5 years ago by 2 different contractors, but my attic joists are sufficient.


OP, is your attic ceiling full height? If so maybe $100k. If you have to rip off the roof and build up, definitely more than $100k - a lot more.

Finding it hard to know if it’s worth buying the smaller house and doing this. I think I can swing it financially, but the houses are all no contingency etc. you have no time to determine what zoning would allow or even if it’s possible to build before having to commit. What a mess.
