OP--Not sure if those commenting have actually gone through a recent kitchen remodel, but yours sounds right. We did a kitchen remodel in 2020 and all said and done came in close to $90k. We also used a design/build firm in the Falls Church area. Knocked down a wall, added an island, window, doors, flooring, etc. It adds up fast. If you like the company, your design choices, and can afford the estimate, then do it and enjoy. The only thing you'll regret is not doing it sooner!

Sounds about right.

Appliances could easily be $50k. What are you using?

OP again - we're also adding a butler's pantry outside the kitchen ~10' wide, upper and lower cabinets with granite counter; re-doing floors there to match the new kitchen floor

In the kitchen, we are relocating the range and sink - so moving gas line, plumbing, new vents etc

Do you really think labor costs $60k? Come on.

Sure, because it's nuts. I would look at a less expensive cabinet line. I think you can pretty good cabinets for half that.

Labor is approximately equal to material costs for a kitchen, IME. The counter cost seems about right.

Cabinets - painted/glazed - $60K
Granite counters - $9K
Labor & materials including wood flooring - $60K

The part I'm really struggling with is the cabinet cost.

They may be a little high but not 30%- hard to tell without additional info. We just completed a full kitchen remodel and the design/build was just over 115K (all-in minus appliance costs). We used a separate design firm and GC to keep the costs a bit lower and found design build firms to be higher. However, our house is likely much smaller too (~1.2M in DC).

Probably some of it is what they think they can get from you. How big is your kitchen? I would get other estimates. Design-build typically inflates the price.

My kitchen is medium-sized, probably on the smaller side of medium if that makes sense, and a trusted contractor quoted the project at about $80-85. Scope is similar to yours. I think it will probably be more all-in but hopefully not a ton more.

My contractor said cabinet prices have gone up several times already this year. The thing is, I don't think they ever go back down.

We're planning a full re-model of our kitchen (1990s). The appliances are giving out and really what prompted the start of this process. The current kitchen is functional, but not very well laid out - we're planning to move things around, add an island, replace windows, re-do flooring, all new cabinets etc. Our home is valued ~$1.8M in Mclean. Working with a design/build firm. I've got the layout and cabinet design to where I need it to be, picked cabinets/finishes/granite etc - the total cost, excluding appliances, is coming to about $130K. I was prepared for something close to $100K. How much of this 30% bump due to inflation, supply chain issues and such? Should I try to shop around for different cabinet suppliers/contractors? Postpone the reno for another year? TIA
