Based on Riemer's policies, he definitely does not know more than he can articulate. Riemer is probably a better speaker than he is a thinker, and I think your characterization of his speaking talents is about right.

^A leader who’s biggest weakness is that they cannot effectively communicate their ideas? Isn’t that like the number one qualification for leadership? How are we supposed to know how he’s really going to govern? A lot of red flags where Riemer is concerned.

I am OP and I don’t even understand what you are saying. I am not asking if Elrich is a better choice than someone else (although I think the pox on all their houses approach is stupid). I am literally just asking if a voter thought there was not enough affordable housing in MoCo how would they prioritize the candidates or if a voter thought there was too much emphasis on increasing density how would that lead them to prioritize candidates.

I recognize it might have sounded like a backhanded compliment for Elrich which is why I said it was a honest question but I get confused because it seems he gets attacked from both sides on this.


TBH, both of them have flaws.

Riemer has been on the council for 12 years, and he’s driven the county’s land use and housing policies during this time. He’s been on the winning side of every housing-related bill as far as I can recall. What does he have to show for that? He says we have a housing crisis now because housing supply has grown at the lowest rate ever. That’s doesn’t say much for the effectiveness of his approach.

Elrich, surprisingly, displayed a much better understanding of housing markets than Riemer did during the housing forum. Elrich actually seems to understand the housing markets and the production drivers, while Riemer definitely does not. But Elrich hasn’t been able to leverage his good understanding to effective policy. You see that a lot with him. He’s done some good work at the retail level, but the bottom line is that builders aren’t building as much as we need them to. Builders actually identify the same root causes of slow housing production as Elrich when they’re talking in trade press, but when they lobby the county, it’s usually for subsidies, which Riemer happily hands over. Developers then pocket the subsidies and build what they would have built without the subsidies.

I know you didn’t ask about him, but Blair seems to understand the housing market at least as well as Elrich. Blair has a track record of delivering in the private sector, but who knows whether he can translate that to government.

It seems like a lot of time I hear people complain that Elrich is doing too much to promote new housing builds and upzoning in MoCo but then there is a whole other group of people whose major complaint seems to be he isn’t doing enough to build more housing.

Am I missing something or being overly influenced by noisy people, or is it true that Elrich is somewhere in the middle of this debate?
