I’m PP. I just realized the OP is asking their sibling to use their house. Has the sibling offered it out before? I hate when people ask to use our house without being invited to use it.

Do you need the money? Do you pay a mortgage on the property? We own our summer house and don’t rent it out. All friends snd family stay free. A week in summer costs $12,000.

Off season, if no one is using it, free but pay cleaning costs. In season, discounted rate and/or ask them to go on a date its not used.

Something like that, yes. They would not get priority in the high season, but would be able to go for free at other times.

I would charge at least something to prevent my sibling from abusing the privilege. If it were off-season, I'd charge a nominal amount to cover utilities and cleaning fees. In-season I'd give about a 20% discount. This is coming from the perspective of someone who is not wealthy and who has siblings who tend to take advantage financially.

I’d never charge a sibling. They would had to schedule around the rental weeks.

Off-season my uncle doesn’t charge us to use his beach house. In season he charges us less than the advertised rate, but we try to avoid staying during peek.

If I could afford it, I wouldn’t charge them. If I couldn’t afford it, at cost (the mortgage).

That's an incredibly expensive gift. To ask someone to give up thousands of dollars of income that someone counts on isn't any different than asking for a gift that costs thousands of dollars.

If it was in the off season and it wouldn’t be rented out anyway, I would let them stay for free. If I relied on the income during high season, then I would charge them full price or tell them it’s fully booked.
