A lot of states/counties have caps on how much assessed value can change in a year, aren't updated as people change the house, etc. Nobody who works in real estate puts any stock in assessed value as a proxy for market value. You use the tax data to understand what price was paid for the property. Not saying Zillow/Redfin/etc are accurate, because they often aren't, of course. They have the same data issues. But they are generally more likely to be close to the market because they are seeding their algorithm with recent sales as the biggest part of their formula.[/quote]
