It's also pretty big for a 1 bedroom (800+ square feet over one level for one person or a couple is actually not bad when you consider there are plenty of row homes on the Hill that are smaller). And that outdoor space is worth a lot -- it's rare to find a condo with that much private outdoor space, much less with that view. This is one of those special one-off properties that doesn't have true comps. There's a ceiling on what an unrenovated 1-bedroom will sell for in the city, but 700k is probably not even it, actually.[/quote]
