We bought our first home for 165k and have spent additional lump sums on renovating the kitchen, replacing windows, putting in central air. I don't think it'll go as high as 315 in value, but the neighborhood has seen a lot of development and marked improvement. Our realtor told us we could probably sell in the 220s after 5 years and some serious work on the house. So one day, we may see some cash out of it (in addition to having a place to live.) Of course, if you are dreaming of 1 million home, I'm sure our small row might be a disappointing option. But, point is, there are ways to get into the market without a lot down. [/quote]
