Giving your child money (or property) during your lifetime, when they are trying to build their family and buy a home, is more helpful than them inheriting the same amount when they are 50+ and you die. As for "luxury" homes, land is a finite resource and, in general, getting in earlier means better returns. I don't know why you would help your kids buy a condo or townhouse if they wanted a detached house and you could afford to help them. Why not put them in their "forever home" from the start?
