Of course if some Wypipo get hit, that might boomerang toomerang zoomerang on him. (2) We might be onto something. Depends on how willing independent business owners are to reopen. The chains ain't coming back except the ones teetering on the edge anyway. EG Regal won't come back until Memorial Day in all likelihood. (3) I dunno, it's not like there's an assortment of tenants just begging to sign up. If I own a Class C mall or a strip mall in a Southern town of 40-50k people and I kick out Sally's Salon for unwillingness to open up, is anyone really going to be beating down the door hoping to get in? I probably already had one of Sears/JCPenney/Macy's close on me and I'm hoping like hell my other anchor doesn't close up, cause that probably means my rental income is going down (most mall stores have clauses that boil down to "if an anchor leaves, my rent goes down" - I don't know if shopping centers are the same way or not.)
