Is it good housing policy? Yes. Is it good land use policy? Yes. Is it good transportation policy? Yes. Is it good environmental policy? Yes. Is it good fiscal policy for the county? Yes. You lost me at uniplex haha. Playing word games to pretend like single family houses are similar to multi family units. They are not similar and multifamily units create more impact on county infrastructure that a single family home. The effect of this policy is to force people to live in multifamily housing by making singe family houses even more unaffordable. The county said nothing about trying to make single family homes more affordable in their presentation. Multifamily units are cheaper on average partly because most people want single family homes here. You are trying to justify a zoning change that most people don’t want to enforce your lifestyle preferences on everyone else. Yes Supply and Demand determine prices. The prices are also a strong indication that the housing shortage is the greatest for single family homes. MOCO is doubling down on failed policies that will kill middle class homeownership and encourage production of housing types that have the lowest demand. [/quote]
