This appears to be a 'pocket sale' where the house never hits the MLS. These agents 'have' willing buyers (builders) waiting in the wings to purchase house that never get listed. That's how OP gets screwed. There is no reason whatsoever to not put a house on the open market. That is where you get the most money. Theses scummy agents are probably selling this as the easy way.
