This is an easy problem to fix, OP. In the list of deal-breakers, I would not call that a deal-breaker! Too much radon in the basement, asbestos insulation, too much mold, active termites, un-fixable flooding issues because the house is at the bottom of a hill or in a flood zone, those are deal-breakers. If everything else is great, just get mice traps, the humane ones.
It's only a deal breaker if you're incredibly naive or bonkers. We had mice in our house. We hate mice. We had the holes sealed. We also use rat poison outside. No mice in a long time. Once every ten years or so we get one mouse inside the house then we set traps and. inspect for holes again and are without them for a decade. You are being unreasonable if you think that you can find a house in this region that does not now and never has had mice.
That’s just lazy and slovenly and BS. We had our house mice-proofed with copper mesh (a retrofit), we utilize cameras, and exercise extreme no holes, no open food container policy. Of course we also don’t have a dirt crawl space, use liner bags inside the drum liners for trash pick up and generally live as an American Psycho in a colonial Highly recommended
