Super weird to suggest Kingman Park (which is close to Benning Road) and then reject Trinidad for being too close to H Street (Trinidad is several blocks separated from H Street and also whatever issues H Street has had recently it's significantly safer and more gentrified than Benning).

Also I've watched as several places we had our eye on in Trinidad have gone for 900k-1.1m (outside our budget) in the last couple years even with the higher rates so I would actually argue Trinidad is on an upswing. Enough of one that we can no longer afford a SFH there and could only get a condo. So it seems like not a lot of people are writing Trinidad off due to its proximity to H.[/quote] is this to say properties in Trinidad will go for higher or sell for more than properties near H street Ne! If you are looking for appreciation then definitely anacostia/fairlawn or deadwood area. The huge appreciation point for Trinidad has gone by now. [/quote]
