[/quote] I think I underestimate my home value. I take the tax assessed value and multiple it by .9 to account for selling costs. It's less than what the on-line valuations tell me, but it keeps my net worth more stable and I'm less bothered by the ups and downs of the housing market when I'm not planning on selling anytime soon anyway.[/quote]
