[/quote] There is a difference between evacuation and never being able to take possession of a rental. If my stay is cut short, I wouldnt expect a refund, but if I never am allowed to take possession of the property, I would expect one. This is from the Amex merchant agreement "If you cannot deliver goods and/or services (e.g., because custom-ordered merchandise cannot be fulfilled), and if alternate arrangements cannot be made, you must immediately issue a Credit for the full amount of the Advance Payment Charge which cannot be fulfilled."
