Schools MAY get redistricted all the time. To assert that it "will be redistricted" or that "is soon to be changed to less desirable schools..." seem odd to continuously make when it comes to this area.[/quote] You need to follow the BOE. They seem to have gotten sidetracked from redistricting a bit given covid. It was a hot topic when the school board election happened, and this development is closer to QO than Wootton. It is succeptible if they decide to redistrict and would likely drop the value by $[b]100K[/b] (I say this is a neighbor who lives nearby). Yes, every house could potentially be redistributed, but this area where it sits is gonna be easily targeted. [/quote] I agree with everything you say. Except, I would say more than a $100k drop is likely, given the high price point of these homes. I would predict more like a drop of 10-15% of the home price. I have lived in Montgomery county for a long time, even going to elementary, middle and high school in the area. What people don’t understand is parents go crazy trying to live in the wootton school district, to the point where they throw all rhyme and reason out the window. This way of thinking and the historically low interest rates are what is fueling the high prices at Mt. Prospect. These prices will clearly stabiliize in a few months/a year and combine that with redristricting by MCPS (who have a history of doing crazy redistricting that push their agenda, just look at clarksburg High and Seneca Valley high for starters. But that’s a whole other thread in itself) prices will surely drop. But by then toll brothers will be long gone and laughing all the way to the bank and kids will be redistricting to go to QO which is only 2.3 miles away. Good luck Mt. Per the agent, only half of buyers have kids, and I’m sure half of those go to private school. [/quote] if this person bought early, then they made a good deal given that the price went up $100k to $200K already. I understand for us looking to get in at current prices it might be a problem, but I don't see anything that will stop the current prices trajectory anytime soon. [/quote]
