You don't need cash, you want cash.  Here's an idea - need a downpayment, start saving.  Many of us had nothing out of college and saved... no fancy iPhones, gadgets or any of that good stuff.  Old cars, etc.... If you can't afford to buy a house, you wait, save and then buy when you can afford it.[/quote]
