OP here: I love living here but dealing with her has been a huge issue. The last time she texted us after 11pm was back in July and she sent us a text saying "I'm curious to know what's going on in the house so I would like to stop by and check things out. I'll stop by tomorrow and I can let myself in". My roommmate and I lost our minds over that as it literally came out of no where. We are both 26 and 27 and have been living here for 3 years with no issues at all. To make matters worse, she texted us that and never even ended up coming by to "check out things". She goes through crazy periods of acting like this and then other times she is completely normal but I'm definitely going to ask to see this "fine" and letter if she brings it up again.
This is nuts. Does she not need to give you 24 hours notice? What does she mean by "what's going on in the house?"
Op here- we had no idea what she meant by that. It came completely out of no where. Her husband had been here about a week prior, fixing our water tank so he was able to see that literally nothing was going on in the house. No damage, no pets, nothing. She's literally just crazy to be honest.
OP, it's not unusual for a landlord to want to walk through the house a couple times a year to make sure there are no maintenance items that needed attention, etc. She does need to give you at least a 24 hour notice though. But seriously, you need to calm the fluck down about the landlord. You are getting unreasonably worked up by things that seem to be pretty minor issues. Nothing that you've written here makes her seem "literally crazy." Annoying, perhaps. But some people are annoying. Welcome to life.
