I'm thinking 100 is far too small, 300 units might be nearing the ok mark. Several hundred, and plus, is what I would want. Also, there has to be enough residents to pay-into the expense for all the amenities.
We got a place in Del Webb, Ponte Vedra FL. There are 2,000 homes. The amenities are too many to list. It is gated and guarded and beautifully maintained with reasonable HOA ($200/mo). It is not a golf community but we did not want that. The only downside is the rate of growth in this area is robust but that is mostly west of us (farther from the beach). Great medical care although we’re not big fans of Mayo. JAX airport is a beautiful airport, nice lounge, but not a great menu of direct flights. Afterall, we think God travels through Atlanta or Charlotte.
