They estimate 6-8 weeks, but in reality things don't move that quickly. Once the 5 day pay quit time is up you have to go the courts to get the summons for unlawful detainer. Then you wait for your court date and eviction trials in some counties are once a week. If the judge finds in the landlords favor the tenant gets 10 days to appeal. Once that 10 days is up then the landlord goes back to the Writ of Posession. It takes a few days to get delivered to the sheriff. Then the sheriff has up to 30 days to deliver that notice. If you're lucky they will get to it within a week. Trust me, by the time all is said and done, it will take about 3 months. Like I said, much better than other states. But still sucks to be getting no rent for 3-4 months. And, if it's the first time the tenant has failed to pay rent and get taken to court for it they basically get one chance at a mulligan. If at anytime up until the day the sheriff shows up to evict, the tenant pays the rent, the eviction can be halted. Then you wait for them to not pay rent and start the process all over again.[/quote]
