TOV overrated as a “town”. They charge you 22% tax over Fairfax County assessment for nothing. Oh I forgot, they have the 5 cop Marberry Police and Fire Dept. The County runs everything else - including the schools.
I never understood the high taxes when they don’t actually run the school. FCC has higher taxes but is a true separate jurisdiction. To it’s credit Vienna is more affordable on the actual house price.
I’m with the PP. Lived there as family several back. Never understood what we received for the tax burden. Schools were good but could have same schools outside town limits or Oakton. Less noise, low taxes, larger lots, more beautiful neighborhoods for much less $$ overall. I get the higher taxes for FC City - they control the school pyramid.
We lived in Vienna, not far outside the Town of Vienna, when there weren't as many tear downs and new builds in TOV as there are now. It always seemed to me the TOV people made a big deal about the town services because they were sensitive to the fact that real estate in the TOV was cheaper on average than in 22181 (near Oakton) or 22182 (near Wolf Trap and Tysons). It still is - the median SFH in 22180 sold for $975K over the past year vs. $1.05M in 22181 and $1.1M in 22182. McLean is a good bit more expensive - the median SFH in 22101 and 22102 sold for $1.52M and $1.8M, respectively, over the past year. The things is that you don't need to live in the TOV to take part in the fun TOV activities like the parades and Viva Vienna. And as you mention the Vienna schools are all run by FCPS anyway.
