So I support agents. But I can answer (2): People select bad agents because (a) it is very hard to tell who is a good or bad agent and (b) since everyone gets paid the same commission there is very little price signal on who is a good or bad agent for a given purchase. Realtors could fix these things if they wanted to.[/quote]
