Rational people and economists have found the thread, everyone. Get ready for NIMBY/rightwing whining in 3..2..1. Will the GGW rational people be enough to outweigh the bad-faith NIMBYs/rightwingers? Remains to be seen.
Lol I can't tell if you are a GGW booster YIMBY or a NIMBY troll. But what's happening in the SFH markets seems to indicate the NIMBYs outweigh the YIMBYs. The next hottest home type is TH...mainly based on price point/what people can afford, many people eventually move from TH to SFH later (there's also some downsizing from SFH to TH, but not as much as the other way around). Then you have a languishing condo/apt market.
The 3-BD condo market in certain neighborhoods, like the Hill, seems to be doing well. But otherwise, yeah.
3+ BD condo market in DC is more like the SFH/rowhouse market than it is like the 1 BD condo market. Totally different customer base than the young single people looking for smaller condos. In part this is because American cities don’t build enough family size apartments, because our housing policy favors detached SFH’s in suburban settings.
