Something to consider is 13th & I NW is a blue/orange/silver metro stop. So in addition to having to get on metro at union station, a transfer at metro center OR walking several blocks. It's not just the commute to Union Station--that's the easy part.
Important point.
I really like Baltimore and it's housingstock, but this is what would give me pause. In the mostly-telework jobs I've had, when I'm in the office, my days are meeting heavy, with earlyish starts and a tendency for days to run a bit late when things are busy (because I wanted to wrap things up and not have to come in the next day.) MARC/VRE aren't the greatest for early arrivals/late departures and the farther out stations are farther than my spouse could easily drive to pick me up. It sounds like you like the urban amenities/Walkable aspects of a city, so Olney may not, as PPs have suggested be your cup of tea. But, there are more "urban town center " type developments in the suburbs here, now, that might be worth looking at - and neighborhoods with lots of kids will make it easier to make friends. Maybe look out Rockville Pike?
Yep. There are places walking distance to Rockvlle metro and town center right at your $500-550k price point. They're mostly zoned for Rockville, rather than Richard Montgomery HS (which is more desired) but are still a pretty solid bet relative to some of the Baltimore HS options. https://www.redfin.com/MD/Rockville/909-Grandin-Ave-20851/home/10511678 https://www.redfin.com/MD/Rockville/720-Maple-Ave-20850/home/10514223 This would be a major fixer but would give you space for a big home office, which a teleworker might want. https://www.redfin.com/MD/Rockville/300-Baltimore-Rd-20850/home/10551539 Or, if you opt for more straightup suburbia, you can get a lot of house in a great school district - and this isn't so far from Kentlands, which offers some of the walkable shops thing. https://www.redfin.com/MD/Gaithersburg/11705-Fernshire-Rd-20878/home/10795586
