It’s really not. It’s overpriced. He did nothing to improve it over a relatively short period of ownership but raised the price by an absurd amount. It also has very little curb appeal. There are so many houses in the Jamestown catchment that are much better deal. And there are also opportunities to build new for the same price. [/quote]

Look at the original listing pics from when it was purchased. It’s got an entirely new kitchen and living space (very high end finishes, BTW, even if you don’t personally like them - that stone work in the kitchen is $$$$). Easily $500K+ in improvements.  [/quote]

Yeah but this is the thing, if you spend a lot of money on very specific, expensive finishes that don’t match the house, you don’t get that money back.

Seriously look at that house, where it is, when it was built and what it looks like on the outside and tell me why those beams and stone in the kitchen make sense. If it’s your house and you love it, then spend the money! Go nuts! But it doesn’t come back when you sell it.

+1. From the builder sketches from when it was for sale as a new build (can scroll down and see these on redfin), it wasn't necessarily obvious how ugly the exterior would be when it was finally built. The builder definitely did them no favors here.[/quote]
