You've looked into the cost of buying and selling a home correct?  And you are aware that you will have to pay capital gains taxes on money made from the sale of your home?  And no, your mom doesn't owe you anything.[/quote]

OP, given that you have credit card debt, you should probably take out a home equity loan and pay those off.  Then stay in your house.  It doesn't sound like the costs of moving - 6% in commissions/closing costs, cost of rental home, is something you can swing right now.   Get rid of the debt and figure out how to live within your means.  When you have a lot more cash, then think about moving.[/quote]
