1) you don't know whatthe contract price is so it could have sold for less. You won't know till the closing happens
2) all the bathrooms and the kitchen are renovated which is a big deal. People like move inready houses
3) it has a nice sized backyard for the city
4) it has 3.5 bathrooms another a huge plus.
5) the asking price was a little high but not of the realm for the neighborhood and the quality of the house inside and out. 
6) i do think it was staged (and i liked what they did
