to the person who asked if crime is an issue in SW, I think it's less of an issue than in areas of DC where there is more drinking (so more fights) and more stores (so more shoplifting/folks buying things and getting robbed) like U St, Dupont, Barracks Row, etc. East of the metro has more crime than west of the metro. I feel fine walking home from a Nats game but wouldn't walk there after dark alone on a non-game night yet...it's just too quiet. Buying for under $1500 would be tough (maybe a studio in River Park) unless there's a large down payment saved--while prices can be low in some buildings the condo/coop fees are very high. But a rental seems possible...most will be over $1500 but check out Capitol Park Towers and there are occasionally things like http://washingtondc.craigslist.org/doc/apa/3857581867.html It's easy to get to the green/blue/orange lines (and yellow at L'Enfant) and close to the ballpark and arena stage!
As a single woman who's lived down there for about 10 years, I agree. I would be a little careful walking east of 2nd street late at night (but there's not reason to, either) but walking around the metro station, where all the rentals are, anyhow, is fine. Although it has some 20 somethings, it does skew a little older than other apartment/condo heavy parts of the city and is a little quieter, which is nice.
