The real estate selling and buying transaction costs money (realtor fees, inspections, appraisals, municipal fees attached to the sale, etc., etc.). Maintenance can be hired out (and basically is through HOA fees). So downsizing doesn't look attractive in many cases, especially if you are staying in the same COL area. [/quote]
