I don't know about AirBnB rules, but there are many homeowners in popular beach week spots (Outer Banks, DE beaches, NJ beaches) that charge a premium and will rent to kids for beach week.  Most beach weeks are during low periods (early June) when normal families aren't interested in renting...so the homeowner chooses between a likely empty house or getting peak rates for that week explicitly understanding a bunch of teens will rent the house.

We let our kid do it.  Had all kids sign a "lease" with a code-of-conduct and had parents sign as well.  That is one thing you need to be on the lookout...some kids that are happy to come to the house are lying to their parents as to where they will be that week because their parents won't allow them to attend.

By having both the kid and parents sign the code-of-conduct it naturally weeded out some bad actors.[/quote]
