Go knock on door and bring a check book. Be a man
Lol I actually asked my agent about this like can I just go up and say hi? She said it could backfire and could lose the house for breaking the rules. But it's a good question - they have a "coming soon" sign hanging in the front lawn. If I didn't know the rules, wouldn't that be an invitation to walk up and ask for a look around?
There are no rules. Your buyers agent making up crap to keep her commission. You most certainly can talk to seller, come to price and then have buyer write up offer. I fact my last house I sold buyer was back and forth so rather than deal with BS he emailed me, then called and talked and we got offer right first time. Buyer agents can’t read minds
Yes, there are certain rules for Coming Soon listings for the agent to abide by. It wouldn't be an issue for a potential buyer to approach the owners.
