Try something around here, OP. https://www.redfin.com/MD/Bethesda/5411-Huntington-Pkwy-20814/home/10646661
That's a 22 minute walk!
It's just a little over 1 mile. Is that impossible for a walk?
Nothing is impossible to walk if the person wants to do that. But data show that people consider walking distance to a regular commute to be 10 minutes or under. This journal article says walking distance is often considered to be less than 1/4 mile. You are not going to find those distances to metro in the Whitman district. https://www.ncbi.nlm.nih.gov/pmc/articles/PMC3377942/
People need to adjust their ideas about walking distances. 1/4 mile is a 5-minute walk.
OP should just go to the track and walk a mile, and figure out how much of that OP is willing to do on a daily basis, both ways. And then decide. A mile would be fine for me to avoid having to drive, but it makes a 18-20 minute metro commute closer to 40-45 minutes, but think of all the health benefits!
