Most of the people leaving our neighborhood are white, but they are also old. As they move out, more nonwhite families seem to move in. We are in Rockville MD.
I think this is a major part of it. The old generation is dying out or moving into retirement communities but their children are not buying in the same neighborhoods they grew up in. People do follow schools and new construction. People who grew up in Rockville but now live in Frederick. Or grew up in Silver Spring but now live in Howard County. The issue is a bit more than just racism. I've noticed that whites are comfortable with diversity up to a point. 1/3 non white seems to be the tipping point, with a bit more flexibility if it's mostly Asians who are the minority.
