OP it's a lovely neighborhood. I didn't wind up buying there but just bought a similar TH in a much smaller development right behind Arlington Village. I've heard nothing but positive things. I don't like the price differential between the 1 and 2 brs - that is what ultimately turned me off from buying there.
Prices vary based on how they were renovated last the couple of years since 2012. Low end being welcome to the 60s and no renovated work done to the unit to fully renovated with modern conveniences. 1 bedroom - 250k/310k 2 bedroom - 360k/415k 3 bedroom - 435k/490k
There was a 3 bedroom that sold over for 500k in December. It was probably redone. It was not advertise and was a quick sale over the holidays.
This neighborhood is very nice, the landscaping is very nice in the summer or spring. There are some renters there but I think the units they rent are old and own by original owners who enjoy the passive income while charging 2k. There are lot of children in this area now, lots of strollers. Good amount of development coming to the area. I don't think this will become bro-town like clarendon. I see it more like what's happening on H street in DC. I think if they did the streetcar properties would have skyrocketed. There are units going for sale throughout the year but the community is large. I would agree with a PP, finding a 3 bdr is elusive and imagine goes fast.
