While I understand the fears of changes to zoning, I am also not that worried. I lived in areas with mixed zoning and it was fine. We had very wealthy people and middle income people and low income people literally living side by side. And it was fine. A lot of older suburbs can be like this too, with apartments along the main streets and the interior streets are SFH or townhouses. And those can be very expensive areas. What will be interesting is if zoning allows existing SFH to be subdivided into multiple units. That would not be good because of the risk of landlord abuse and sudden transformation of neighborhoods affecting property value. It would be better for zoning to require exisitng SFH to be demolished and replaced with multifamily as that gives the county leeway over the changes in the neighborhood character. Fact is, the DC area is rapidly growing. Housing is an essential need. Either we force people to commute from West Virginia or Pennsylvania, or we accept higher density closer in. And higher density is the better way to go for most people. And it doesn't have to be bad. An apartment tower can be well maintained and lovely, even in a SFH neighborhood.
