Take a look at the sales price of 101 E Street SE and compare the square footage and frontage with the Whitman home.  Then look at recent comps for the two other homes on that very unique block of 1st Street with no off-street parking.  They didn't crack $1 million even with Brent pixie dust.  I'll stand by my conclusion that you don't know much about valuing real estate on the Hill.  I'll eat my words if the Whitman home has 24k gold commodes and diamond encrusted ceilings and a buyer who's longing to look out at a derelict building and a nanny's minivan.   [/quote]
