I asked a serious question which you didn't fully answer.

So I'll do it for you.  When there's a piece of property in a high density area surrounded by businesses and governmental agencies, someone buys it up, renovates it, and increases rent which pushes the original folks out.  So while Block X may still be "dodgy," as you so eloquently put it, Block Y is attracting those with means.

Dodgy, by the way, suggests that gentrification is your thing, right?  that those who can't afford AOC's rent make the area unattractive, eh?  That's what you're saying.
